This home was designed by Garrett Van Pelt, an architect who worked on a number of projects in Pasadena and Altadena in the 1920s and 1930s, both as a solo practitioner and as part of a firm he established with Sylvanus Marston, another well-known local architect.

The foyer centers on a winding staircase that leads to the second level, with living areas through arched doorways on either side. To the right is a sitting room with wainscoting and crown molding, as well as a bay window facing the side of the property. To the left, in the second living area, is a fireplace with a tile surround and a white mantel. Both living areas have original hardwood floors, which continue throughout most of the house.

Beyond the second sitting room is a formal dining room with French doors that open to a patio. In the adjacent kitchen, the sellers have added Carrara marble countertops and new stainless steel appliances. Off the kitchen is a sunny breakfast room that also has patio access.

At the top of the stairs are two bedrooms, each large enough to hold a queen-size bed; they are connected by a bathroom with a combination tub and shower. A few steps down the hall is a third bedroom with rear-facing windows and a built-in desk with space for two to work comfortably.

The complex is within walking distance of a ferry that carries passengers to Coronado, as well as Waterfront Park, a bay-facing green space that includes walking paths and play areas. The Gaslamp Quarter, a historic district known for its restaurants and nightlife, is about a mile away. The Balboa Park area, which includes the San Diego Zoo, several museums and the Balboa Naval Medical Center, is about a 10-minute drive.

Originally built as a bed-and-breakfast, the home has a number of unusual details that were kept intact during a three-year renovation done by the sellers — including ceiling beams made from trees trucked in from Oregon, hand carvings in the kitchen and around many of the windows and a massive fireplace in the living room.

The dining room is open to the kitchen, with access to the patio and a window trimmed in hand-carved wood. A staircase leads from the dining room to the first floor, where four bedrooms are off the main hallway. One has an en suite bathroom with a walk-in shower that resembles an igloo. Two have access to a lower-level patio, and one has its own bathroom with a combination tub and shower. All of the bedrooms, as well as a wine room, have wood doors with hand-forged iron strapping.

At the top of the main staircase is a door to an outdoor patio that connects three more bedrooms and a family room with a wood-burning fireplace. Two of the bedrooms can be reached through the patio; the third, off the family room, is a loft-style space with built-in beds.

Outdoor space: Off the kitchen is an outdoor cooking area with a built-in barbecue and pizza oven, as well as space for a table and chairs. Most of the bedrooms, as well as the living and family rooms, have access to outdoor patios. Included in the sale of the house is the neighboring lot, which could be landscaped or used as a space to build a guesthouse. The attached garage has room for two cars, plus a storage area for ski gear.
