A STUDIO flat in trendy North London has been listed on the rental market for £850 per month – but there is a catch.

While the rent is relatively cheap for London, the tiny size of the flat means renters don’t get much bang for their buck.

The mini studio is only about 12 square meters and only a couple of paces take tenants from bed to kitchen to shower.

So cramped is the one-room property that the shower is effectively in the kitchen, with only a thin wall separating it from the hob.

The L-shaped flat counts among its features a bed tucked into the corner, a mini fridge, a small sink and a two-shelf oven with a two ring induction hob on top.

The toilet is in a separate room outside and also comes with a small sink.

Bills are included in the rent (except for council tax) making it a bargain in London, where small studios regularly rent for £1k per month amidst the ongoing housing crisis in the capital.

However, the discount price likely reflects the fact that the flat is truly tiny.

It is one of 12 units above some shops on Holloway Road, Archway.

Despite its small size, the property is well located, boasting close links to Archway Underground Station and Upper Holloway Overground Station.

Prospective renters also have a choice of supermarket with Tesco Express, Sainsbury’s Local and Aldi all nearby.
