ONE of Ireland’s tiniest houses has hit the market for a staggering €350,000, working out at around €12,500 per square metre.

The terraced property, located at 6 Gulistan Cottages, in Rathmines, measures around 27.87 sqm, and has been described on its listing as “full of character and charm”.

According to MyHome.ie, the one bedroom Dublin 6 home was originally listed for €320,000, but was hiked by another €30,000 on February 10.

The listing reads that the tiny home offers a “wonderful opportunity to acquire and modernise this terraced cottage that is full of character and charm.”

It added: “The accommodation is waiting for the right buyer with imagination and a zest for design to transform the property.

“The property does come with a yard which would allow more space to redesign, open and extend the accommodation into.

“A super property, ideal for investors, first-time buyers or someone looking to trade down but stay within walking distance to all local amenities.”

The tiny home consists of an entrance porch, one bedroom, kitchenette, living room and a converted shower room.

While the sitting/dining room looks cosy, and the bathroom and bedroom are in good condition, the oddly shaped kitchenette appears rather cramped.

The rear courtyard is covered in moss, weeds and brambles.

The listing cites the cottage’s Rathmines location as a significant selling point of the property.

It reads: “The location quite simply doesn`t compare, it is just a short stroll to the villages of Ranelagh and Rathmines where there is a wide selection of cafes, restaurants, shops and bars.

“The area has also excellent transport links including the Luas line and regular Dublin Bus routes in and out of the city centre. St Stephens Green is 20-minute walk away.”

It also stresses that while the property does tick all the right boxes, a viewing is strongly recommended to “fully understand the boundless potential this superb property has to offer”.

However, despite the listing’s best efforts, some house hunters weren’t convinced.

‘OUTRAGEOUS’

Crazy House Prices on Twitter slammed the “lovely €12,500/sqm” cottage’s “outrageous” price tag.

And commenting on Crazy House Price’s post, one viewer said: “This has to be a wind up.”

While another added: “The toilet is bigger than the kitchen ffs.”

Seperately, a Sligo home has gone on the market for just €73k – and it comes with a fantastic perk.

The property is in a great location and has easy access to all of the amenities you need.

The two bedroom property is for sale by private treaty and advertised on Daft.ie.

The home comes with some charming old characteristics and includes a kitchen, living room, WC and shower room with all mains services connected.
