A LAWYER has revealed the little-known rule that could cost homeowners thousands of pounds in legal fees if they break it.

Barrister Lynette Calder said homeowners must always check the Land Registry to understand their property’s boundary.

While issues such as boundary lines and problematic extensions are already well-known concerns when renovating homes, there is one rule that homeowners may not know.

Neighbours could be accused of trespassing if their windows open outwards towards someone else’s home.

Lynette stressed that homeowners can’t build onto their neighbours land at all under any circumstances – even if it’s just a few centimetres.

She told The Sun: “It’s not yours – it’s trespass.

“It can conceivably be trespass if your windows open outwards over your neighbours property.

“It is not yours, you can’t build on it.

“How far and how much you encroach may affect the ultimate remedy your neighbour can get from the court.

“But that remedy could include you having to remove your building and pay them damages.”
