HOUSES prices are soaring at record levels – meaning now is a great time to sell.

But you can get even more for your property with some simple and inexpensive tweaks.

Dirty windows age your property and look like hard work for a buyer

Homes with smart exteriors sell for as much as seven per cent more, says the Online Mortgage Advisor site.

That could easily mean an extra £5,000 to £10,000 on your asking price.

So here’s our list of chores which cost less than £100 and will add many times more to your home’s value.

NO PANE, NO GAIN: If you’re having a viewing, or photos taken of your property, it’s vital your windows are all clean. Dirty ones will age your property and look like hard work for a buyer. Cleaning normally costs about £20.

MAKE AN ENTRANCE: Freshly painted front doors with fancy knockers and lighting will greet potential buyers with the wow factor. Use Ronseal 10-Year Weatherproof Wood Paint, £15.60 from Amazon. There is no need for primer. For lighting, try Wilko’s lovely pair of wall-mounted solar lamps for just £7 and a B&Q knocker for £7.25.

FLOWER POWER: A newly mown weedless garden costs nothing but elbow grease. Buy plants cheaply by asking around on local Facebook groups for people selling them from their own garden. I recently bought £25-worth of perennials from someone in the next street, half the garden centre price.

HAVE A BLAST: Borrow a jet-washer or hire for £5 a day from fatllama.com and blast your drive.

BINS? RUBBISH: No buyer wants to see rubbish bins but a willow screen to conceal them costs £90 while wooden storage units can be as much as £200. A cheaper solution is to buy floral covers to wrap around wheelie bins so they blend into the background. Get ivy and daisy-themed ones on Amazon for £10.

TOTAL COST: £90 to add an extra £5,000+ to asking price.

Savers’ little helper

ICELAND is giving away “yellow sticker” food in some online deliveries to stop it being wasted. Customers order like normal and if there are no fresher products available, they will be offered food that is about to expire.

If that is accepted, they get a refund on their order and food that is still perfectly edible.
