Buyers of energy efficient homes can earn £500 cashback with a Nationwide mortgage.

Most homes sold in the UK need an Energy Performance Certificate (EPC), which tells you how green your home is.

The score is calculated using the Government-approved Standard Assessment Procedure (SAP). The higher the number, the more efficient the property.

Nationwide’s ‘Green Reward’ is available on properties with an SAP rating of at least 86. This is equivalent to an EPC rating of B.

Those purchasing a property with an SAP rating of 92 or above will get £500, while those with a score from 86 to 91 will receive £250.

You must fill out the EPC document, which is on the Government’s online register, within two weeks of your mortgage completing.

NatWest also offers a ‘green mortgage’ for properties with an EPC rating of A or B. A two-year fix is available at 1.13 per cent for those with a 40 per cent deposit.

Fees are £995 with £250 cashback. Based on a £150,000 mortgage, Defaqto calculates this would cost £577.99 a month.

To get an EPC you will need to have your property assessed. If you live in England, Wales or Northern Ireland you can book it here: getting-new-energy-certificate.digital.communities.gov.uk/ or use scottishepcregister.org.uk/ for homes in Scotland.
