BRITS can still bag a home and not pay ANY stamp duty on it even when the relief finally ends at the end of the month.
The government scrapped stamp duty on properties up to £500,000 in July last year.
The full relief ended in June this year, causing a house buying frenzy as budding homeowners raced to beat the deadline.
Fuelled further by a shortage of homes on the market and cheaper mortgages flooding the market, house prices surged to an all-time high of £327,797 in April.
But Brits can currently still cash in on savings, as the relief didn’t end completely – it tapered off from July, with the tax-free threshold dropping to £250,000.
The stamp duty holiday will end in full though at the end of September returning to its normal limit at £125,000 from October.
This means buyers are charged 2% of the value of the home that’s worth between £125,001 and £250,000, and 5% above this up to £925,000.
But you can still avoid forking out for the tax – even when the stamp duty holiday ends.
This is because you won’t have to pay ANY stamp duty holiday on properties worth £125,000 or under.
Zoopla’s Daniel Copley said that this is “good news” for buyers who are looking in “parts of the country with lower house prices who are on the hunt for a bargain”.
Here’s 10 properties on the market worth £125,000 and under that you don’t have to cough stamp duty for:
Two-bed house, Durham: £85,000
At £85,000, this two-bed house is a fraction of the UK average house price, which currently stands at £265,668 according to the Land Registry.
It’s located in the village of South Hetton, just over a 20 minute drive away from Sunderland.
It also includes a bathroom, a lounge, a kitchen and dining area, and a gated driveway – great news for fans of their car.
If you put down a 10% deposit for it, you’ll need £8,500 cash in the bank.
However, you’ll need to factor in the cost of doing it up.
The rooms look a little dated, so make sure you do the maths and make sure you can afford to do it over.
Two-bed house, Durham: £114,000
Also in Durham is this two-bed house, located in the village of Sherburn Hill – near the city of Durham itself.
It’s going for £114,000 – which means you’d have to have £11,400 saved up to secure it with a 10% deposit.
Unlike some of the other properties, this one looks like you could move straight into it.
It also has a garden at the back of the house, a living room, a toilet, and a bathroom.
The kitchen looks like it could be a little small though, and is described as a “kitchen/breakfast bar” by the estate agent.
One-bed bungalow, Bolton: £120,000
Over in Bolton, this one-bed bungalow could be yours for £120,000.
It’s located in the town of Horwich, over a 30 minute drive away from nearby Preston or 20 minutes from Bolton itself.
According to the advert, the seller wants a quick sale – but you’d need £12,000 in your pocket already for the deposit.
The bungalow also has a lounge, a kitchen, a shower room and a patio to the back.
You might have to budget for a makeover too – the kitchen looks like it needs re-doing and you might want to put a lick of paint on the walls if the finishing isn’t to your taste.
Two-bed house, Leigh – £110,000
This red brick beauty is located in Leigh, under a 35 minute drive away from Manchester.
It’s going for £110,000 – which means you’d have needed to have squirrelled away at least a 10% deposit of £11,000.
There’s a lounge, dining room, kitchen, and bathroom as well – with a small front garden and larger one at the back of the house.
Again, this one looks like you could move straight into it, but again make sure you budget for any cosmetic tweaks you want to do to the property.
Two-bed house, Chesterfield: £115,000
Budding buyers looking to bag a property in Chesterfield can bag this one on the market for £115,000.
It also has one bathroom, a lounge, utility room and kitchen.
If you nab it at the asking price, you’ll have to have at least £11,500 already in the bank for a 10% deposit.
However, it needs a little bit of work – the flooring hasn’t been put in in one of the rooms and you might want to consider updating the bathroom.
Three-bed house, South Shields: £110,000
This two-bed house in South Shields, near Newcastle, will set you back £110,000 but you don’t have to pay any stamp duty on it.
There’s a lounge, kitchen, bathroom, separate toilet and two gardens to the front and back of the house.
Want to make it yours? Make sure you have at least £11,000 that you can put down for a 10% deposit.
It looks finished to a high standard – we love the marble effect walls in the kitchen.
Two-bed house, Liverpool: £75,000
This bargain two-bed home in Liverpool could be your own home for just £75,000 – but be aware that it might need some work.
The bathroom is in need of modernising, and you might want to freshen up the rest of the rooms too.
You’ll only need £7,500 for a 10% deposit – and like all the other properties, won’t cost you a penny in stamp duty.
It could be perfect if you work in the city.
Three-bed house, Workington: £79,950
Have £7,995 stashed away? You could put down a 10% deposit for this three-bed house in Workington.
It needs a bit of a makeover though – the kitchen doesn’t look in great shape and one of the doors is missing in the bedroom.
That means that while the house costs £79,950, you might be paying out more to get it looking in ship-shape.
There’s a lounge, kitchen, bathroom, and a front garden too.
