A NEW build owner has revealed her nightmare experience after buying her first home.

In a TikTok video, she highlighted five major reasons why she disliked her home purchase.

She also advised her follower against the risks of buying a new-build property.

The pharmacist urged users to always read the stringent clauses of the 10-year warranty insurance that comes with new homes.

While this cover is designed to cover defects, Rima found the “strict criteria” to be a drawback.

She said: “The warranty that they gave [us] for ten years often had clauses. 

“This meant that when something actually needed sorting we were hit with a strict criteria in order for the problem to actually get fixed.”

‘CRAMPED’ ROOMS

Another major gripe for Rima was the size of the rooms.

Unlike other buildings with lofty ceilings, modern new builds often boast lower ceilings which can be around 2.4metres to reduce heating costs.

However, the TikToker felt they made her rooms feel “cramped”.

She added: “[The] rooms are actually really small. New builds also have lower ceilings which means your room tends to feel smaller and your furniture is pretty cramped.”

The constant need for upgrades and refurbishments is also an issue, she added.

She explained homeowners can end up splashing cash on transforming their kitchen worktops to improve their homes.

She said: “You actually end up spending more money on the house. 

“This is because you end up getting upgrades for say your kitchen worktops or bathroom tiles for example because they only give you the minimum.”

‘OVERPRICED’

If you are thinking about reselling your new-build property, Rima advised to consider before buying as they can take time to increase in value.

The influencer explained: “Usually new builds take a long time for them to go up in value if you ever need to sell it because the value of the house is initially overpriced.”

According to Rima, they can also struggle to maintain their value over time due to their inflated original prices.

It comes as “gutted” families are living in an utterly chaotic new build nightmare estate where the houses have been left unfinished.

Residents on the half-built Silver Hill development in Plymouth feel “left in the lurch” after Halsall Construction Ltd announced it was going into administration.

Meanwhile, a man whose £200,000 dream home turned into a new build nightmare with no heating for three years is now being charged thousands of pounds.

Doug Jarrett was expecting a £2,600 pay out to compensate him for the misery he endured in his new build home.

Know your rights

ALL new build homes come with some form of warranty.

Most often, this is a builder warranty of around 10 years, against structural issues, and a shorter developer warranty against issues with fixtures and fittings.

Registered builders are bound by a Consumer Code, which sets out quality standards.

If the house is not complete at the time it was promised, the customer can cancel the purchase, with a full refund of any deposit or reservation fee.

Complaints can be resolved privately with builders/developers in the first instance.

However, if you are not satisfied, there is an independent dispute scheme that can be used within the first three months of receiving the final response to the complaint from the builders.
