In a recent video, landlords and self proclaimed real-estate experts Matt and Kevin, aka “Two Guys Take on Real Estate” explain how to fix the expensive problem.

They explain the solution in the imaginary situation skit acted out between a tenant and their friend.

Matt asks: “Haven’t you noticed that your toilet keeps running really long after you flush?”

The “tenant” in the video explains that his toilet has done that for a year.

According to the Matt, this small issue should be fixed by your landlord immediately – or could have pricey consequences.

The “tenant” explains: “He just raised my rent, and I bet if I tell him to fix tiny things like this, he’s going to raise it even more!”

Matt explained the landlord raised the rent because the water bill most likely increased drastically due to the running water.

He said: “A jiggly toilet handle can cost £400 per month!

“Your landlord does have the responsibility to repair things timely, but the tenant has a responsibility to report things properly.”

The law states landlords have the duty to guarantee rental units are fit for habitation – which includes utilities.

Matt continued: “At the same time, tenants have to observe proper use of the property and keep it in the same condition they found it when they moved in.”

If not properly reported, the landlord may deduct the cost of repairs from the security deposit, Matt claimed.

If a flat has a runny toilet, make sure to report it quickly or you may pay a hefty fine.

Matt and Kevin shared another tip for landlords – by lowering rent, you can retain loyal renters.

He explained that by enticing people to renew their lease with a price cut proved more profitable in the long run.

Kevin, who has over 13 years of experience in the property sector, urged landlords to look at the bigger picture before shipping in new tenants straight away.

But the majority of TikTokers were unimpressed by Kevin’s latest clip after an earlier controversial upload.

He and his business partner Matthew Totroreillo posted a video of them saying they demand a 20 per cent tip from their tenants when they pay their rent.

The pair insisted landlord’s deserve the extra cash as they are “on call 24/7” and “respond after hours” to emergency calls.
