A LANDLORD who gives her tenants a rent holiday at Christmas to help them buy presents for their loved ones has been praised by grateful renters.

Ash Rhianna – who owns an investment property in the Queensland area of Australia – said there were four things that she did to mark her out as a landlord with a difference.

Ash said some landlords broke her heart

Ash said that her first rule was not to let the estate agents take photographs of her tenants personal items inside the house.

She said: “I don’t want to see photos of their belongings inside. I ask ask my estate agency to respect their privacy.”

She added: “It’s their house and their belongings.”

Ash said that her second rule was not put up the rent annually, which she was entitled to do as a landlord.

I'm a landlord - trolls call me greedy & but I don't care... they're awful
I'm a landlord... I don't answer tenants' calls & I charge extra if rent is late

She added: “At the end of day it is investment property but as long as I can cover my mortgage and I can cover the other expense I’m not going to put a strain on my tenants because there no need.”

Ash said that the third thing she did to be different was to give her tenants a rent holiday at Christmas.

She said: “I don’t want them to sending rent when they have Christmas and family. They can be buying presents.”

TikTok users praised Ash for being a great landlord.

One said: “You’re amazing we need more landlord like you.”

Another said: “My landlord is like you. We have been in our home for nine years. We do the right thing by her and she does the same by use.”

Another said: “I love the new generation of landlords,”

Another said: “Can you be my landlord? My rental is for sale and moving is a lot with three kids.”

It comes after a landlord divided opinion after revealing he charges late fees no matter what, tells tenants not to call him and makes them fix problems themselves.

And another landlord hit back at claims she’s greedy after being blasted for criticising her tenants’ “disaster” behaviour.
