A MAN who left school to work in a call centre now makes £120,000 per year and claims he learned everything from YouTube.

Now, the 28-year-old claims to have a property portfolio worth £5.5 million after using his “business brain” mindset to purchase his first home, which he has since turned into 22 houses in total.

“I lived in my [first home] and rented out the spare rooms to make some extra cash on top of my full-time income,” the developer and investor, from Nottingham, told NeedToKnow.co.uk.

“I was very confident in what I was doing because I had studied property investing for one year prior, by watching YouTube videos and reading books.

“Eventually, I was living for free and this was a massive change for me because I still had my entire full-time income, plus £500 profit from rent at the end of the month.

“My family’s beliefs definitely didn’t align with mine – and I am lucky to have them – but I didn’t go down the path they had hoped for me.”

Luigi, who wasn’t initially interested in property investing, started trying to make some extra cash by importing general goods from China and selling them on eBay and in school.

But then, he read a book called Rich Dad, Poor Dad, which shifted his mindset into focusing on becoming wealthy and realising the importance of utilising good debt to build assets.

Soon, he had saved up £6,000 – and borrowed a further £6,000 from friends and family – in a bid to put down a 10% deposit on a £120,000 three-bedroom, semi-detached home.

He said: “I had enough money left over to do a very light refurbishment and turn the dining room into another bedroom, so I could maximise rental income.

“I think the game changer with this property was that the seller was desperate, so sold for much less than market value.”

Luigi claims that the property sold for much below market value, and due to this, he was able to remortgage the home for its actual value – £150,000 – one year later.

Using the equity, he paid back the debt to friends and family, with 10% interest on top, and invested in his second home.

Currently, he claims to earn over £120,000 per year (profit) from his properties through renting.

Now, his goal is to own 1,000 units, which he hopes to achieve through purchasing apartment blocks and student housing.

Luigi added: “Study as much as physically possible – there are so many strategies in investing and clever ways to make money.

“Seek out people who are already successful and try to be around them as much as possible, as their mindset will rub off on you.

“Also, find a mentor that has a proven track record of success and learn from them.

“It’s a relationship-based game, and I’ve set up a training and mentoring programme called The High Performance Academy, to help newcomers on their journey.

“But be picky when buying the first property, and make the decision based on numbers, not emotions, and see it as an investment.

“If you’ve got family members that will give you a helping hand, then use it.

“I remember being young and feeling like the only thing I was good at was business.

“It’s changed my life and it feels good that I’ve been able to turn my life around and make my family proud.”
